This is a tough one. I understand you are a private person, but how about if they're a private person is well? I think the fact that you have one (regardless of the reason) makes your argument against them not having one tough.

This is a very good discussion with different perspectives. It seems like the best solution in my opinion is to use a company that runs the report without putting a hard hit on a person's report. To some people, the hard-hit is more the issue than the actual $35 fee.

I don't have my own property yet, but this thread provided a good mashup of different methods I can use when the time comes. But me personally, I don't think I would charge an application fee. But who knows, that might change once I realized what it's like to actually be a landlord.

Yes, stay positive for sure. I'm curious, what do you plan on doing to raise that credit score up? Do you have a strategic plan that you'd like to share?

You sound very excited, Dave. Congrats. When you say "lock" do you mean money in escrow? Or has money been released and the property is now officially yours?

Speaking from a renter's point of view, whenever I go look at an apartment and get that fresh paint look, I'm automatically impressed. Of course, I consider other factors before renting, but something about that fresh paint gives me that going inside of a new car factor.

I agree with the above Cameron, it's amazing that you're getting educated about this process. When the time comes you'll be more than ready. Even if you're not 100% ready, I mean no one ever really is, but at least you'll know more than the average joe.

That's amazing you're focused on your finances at such a young age. Like @Brett Goldsmith mentioned, let that compound interest work for you, it's such magic it even impressed Einstein.

Huge congrats! How are you able to make $421 cashflow if the rent is $1200 with all the monthly expenses you listed?
