@John Zavala I'm a newbie as well. By just being on BP you are starting in the right place. I would highly recommend you read Brandon Turner's book "The Book on Investing In Real Estate With No and low Money Down."

That book will give you an idea of where to get started. I would also consider joining some local real estate meetup groups. But you have a good start so far by being on here.

There are many strategies to enter the game with less money, but I would also add preparing your finances.  Cut expenses and maximize savings as much as you can to gear up to take action.  

Awesome book indeed. I just got done reading it. You'll learn a lot of good stuff, Bryan.

I currently rent in Garden Grove. I love the area. I would jump on this deal if I was in the position. Not quite there yet.
