How do you guys scope out a neighborhood to know whether it's safe/good or not? I know it's tough to know if a neighborhood is good just by visiting for a few minutes and then leaving. 

If you're not from the area, what methods do you use to know if this is a good neighborhood to invest in? Do you walk around? Visit at night or some other methods?

I think once we are allowed to meet in person again, you should look into the local meetups. I'm keeping an eye out to see when there's one in person. That way you can connect with people on a more personal level and learn a lot.

I look for the type of neighborhood, crime rates, and a good school system. Then cashflow.

Is offering the 20% part of the numbers that will make sense for you? Or are you just seeing how low it will go?

Yep, I'm with most of the folks here. I would not raise the rent. Can you go another year without the extra $50 a month? If the answer is yes then there you go.

You mentioned that you are 30 points shy of the credit score needed, are you in a major hurry to move on a property? If not there are legit programs out there that can help you raise your credit score significantly within a couple of months. If that's the route you want to go. An extra 30 points is not that hard to get to if you are patient and make some adjustments.

That's got to be exciting for you @Kyle Thompson. I think all huge decisions makes us feel how you're feeling right now, especially if it's your first. Like others have said, if the numbers are right then trust the numbers and go for it.
