I bought 16 rentals from 2010 to 2015, but have not bought anything for a year and a half. I should say I have flipped plenty, but not bought any rentals. I have a new rental under contract in Colorado. It is a commercial place! 1,200 square feet of retail and a 2,000 square foot shop. List price was $110,000 and it should remt from 1,500 to 2,000 a month nnn. It is owner occupied now, but the tenant is moving out one month after I buy it.

I have 14 rentals now after selling a couple last summer. I have had great tenants and returns for yhe most part, but it is not all peachy! On my 10th rental we just had to evict the tenant almost. We started the eviction, but the tenants moved out before we had to move them out. They got behind in rent and turns out they had bed bugs as well. 

They complained of bed bugs before and we had the house treated for them. Apparently the tenants brought them back and it was no surprise when we saw the condition of the home. Filthy and they mostly trashed the place. 

Yesterday we had the bed bugs killed. A company heated the house to 140 degrees for 8 hours. I got in the house and took a video of the damage. Luckily I bought the home for only $99k in 2014 and it will be worth close to $200k when repaired. It was still a great investment but sad what some people do to houses.

 IMN was great. Really high level people there and a lot of the big hedge funds as well. It was really good for my blog and meeting a bunch of lenders, etc. 

 Should be great!  I ran into @Marco Santarelli at the IMN conference in AZ last month ironically! 

I had a 25 percent loan to start with, but eventually I had to pay that off because it was a short term loan. I got a nice chrck when it sold since I had no loan on it!

Right now I have 17 flips lol.
