I have a new rental under contract!

I bought 16 rentals from 2010 to 2015, but have not bought anything for a year and a half. I should say I have flipped plenty, but not bought any rentals. I have a new rental under contract in Colorado. It is a commercial place! 1,200 square feet of retail and a 2,000 square foot shop. List price was $110,000 and it should remt from 1,500 to 2,000 a month nnn. It is owner occupied now, but the tenant is moving out one month after I buy it.
