Thank you all for your responses!  @Major Robertson the number we have listed, I've come to discover does have text capabilities but I need to download a soft phone on my computer and I have yet to work through that.  We use VOIP through Vonage.  We've looked into changing services as companies like Grasshopper seem to be a bit better (maybe) but I've been told that because its a VOIP phone number, we can't take it with us..... ?  

@Adrienne Henley thank you for reaching out!  I will check out the site you have listed to see what services your provide.  I had no idea services like yours were available!

@Jason Hartley I had not heard of Rentec Direct until now...It looks nice.  I believe PW is working on a communication integration to allow for text.  Hopefully it will arrive soon.  We really like the ability to customize nearly everything within PW to mirror how we run and operate our business.  

Again, thank you all for your response.  Management has so many moving parts and we often have "oh wouldn't it be nice if..." conversations in the office!

We are looking to expand upon our current communications platform.  Through our research, we've learned that 96% of text messages are read and more and more people prefer text.  We currently use Propertyware and are not offered the ability to text from within the software.  Can anyone recommend a software they use or have used?  Likewise, please provide any horror stories of software's that failed to deliver.  Thank you in advance!

Good morning.  If this forum is posted in the wrong category, please let me know and I will remove and place it accordingly.

Indianapolis Property Management is growing and looking for new leasing agents.  You must have a Real Estate license.  All marketing expenses are covered.  We provide signs, lock boxes, posting to major websites, and 24/7 self scheduling platform that can be customized to suit your schedule. 

Responsibilities for leads outside of self scheduling platform, will be to make contact via phone or email, pre-screen, schedule showing, show homes, aid in application completions, gathering documentation to support application (pay stubs, copy of DL, application fee, etc.) and provide to office manager for processing.  Office manager will sign leases with applicants.

@Tim Davis Rent Manager was who we initially thought who we were going to switch to.  After looking into Appfolio, we found that the software's are very similar in functionality and features.  Appfolio seems to be more similar to Propertyware in how things look and what their called etc. so this may prove to be an easier transition for our team.  Additionally, Rent Manager is billed per user rather than per unit.  We felt this could get very expensive for us.  With that being said, I did really like Rent Manager myself!  I think it is an excellent management software.

Thank you @Sam Valme & @Jason Hartley for your response.  We are currently using Propertyware but are making the switch to Appfolio for a number of reasons.  The only feature that kept us holding on to Propertyware for so long was the ability to use what they call Task Templates.  Within Propertyware, we created a series of task associated with an occurrence such as a new lease being signed.  Of course when a new lease is signed, there are no less than 18 tasks that need to be completed from creating a folder to sending welcome emails, coordinating move in inspections and more.  With Task Templates, we were able to create a list of all the tasks that needed to be completed, assign them to members of our due with due dates, all relative to the creation date, and distribute with the click of a button.  This gave us the ability to move as a unit while focusing on our individual task.  So we are looking for the same functionality with the added ability to populate directly to everyone's calendar, send notification when new tasks are created and integrate with all devices we use...and of course give our portfolio managers ability to run reports to ensure timeliness and thoroughness.  We really like Wrike but its too expensive.  I have found similar software for free but I was hoping to cut down on the research and trial hours by asking you guys!

We are in the process of switching out our PM software.  In doing so, we are losing a Process & Procedure application within our current PM software.  I've been looking around for a week or so now and have found out there are a TON of options.  Most of which are entirely too Powerful and too expensive!  

My question for other Property Managers is what, if any, software are you using?  As you know, Property Management is a series of process and procedures.  Many of which are reoccurring such as signing a new lease or a new move out etc.  The only way we've found to keep everyone accountable and on task without having to line our desks up is to use a software/app that will distribute the tasks among the team, with due dates and the ability to hold conversation from within the software/app.  Is anyone using anything they care to share?
