Newbie Investor in Indianapolis, SFH and Duplexes Buy and Hold

Hello! My name is Carlton, and I am a newbie real estate investor in the Indianapolis metro area. I am about to begin purchasing SFH and duplexes to start my portfolio and am looking to develop a team of wholesalers, real estate brokers, etc. as well as find a great insurance agent, property management company, and financing options. I am looking for high cash flowing properties to buy and hold, and am in the middle of reading 'Investing in Duplexes, Triplexes, & Quads' by Larry Loftis. BP has been a great resource for me thus far, and I look forward to being more involved as I dive into becoming a RE investor with both feet. Thanks!

@David Carlton Carley welcome to BP!

Be careful of duplex and small multi units.  Most are in rough areas and old which means lots of maintenance and CAPx [ask me how I know].

IMHO - one should start with post war [1945] built SFH that rent for over $700. This will get you out of most rough areas and war zones and make your life a lot better.

Just a thought.
