How to use Listsource?

Hello

Want to start sending yellow letters to an area I been studying and understanding. I would like to use List source to weed out absentee owners in state or out. I would like to know how to use this service effectly and send letters this month. 

Using it to find 3-4 units absentee owners or currently owned to see if the owner willing to sell. 

P.S please advise on what marketing works best and how to go about marketing for leads.

Hi Abou,

I'm no expert in this field but we send out about 200-300 letters a week and we use Listsource to get our leads.  You will probably find various answers to your question and I guess it all comes down to what your end goal is.  Are you going to be buying and holding the properties, do you want to rehab properties, or are you looking to wholesale?  Depending on what your end goal is, your purchase price might be higher or lower.  

As wholesalers, this is what we are typically looking for:

absentee owners 

3 bedrooms

1+bath

at least 50% equity

home values between 50k-100k (this will be based on the median price range in your area).  For us, the median price range in Indy is around 115k

exclude Trustees and Corporate owned

There are several other posts in the forums on this topic.  If others don't reply and you want  some other feedback, I'd suggest searching the site (upper right hand corner of BP) to see what details you can dig up on getting lists.
