Indeed, Michael is right. The term you are looking for is "house hacking" - biggerpocket sells a book on it, don't know how good it is but I plan to read it. Here is the snag though - if the property is a triplex the game changes... you can't get the same kinda rates as it becomes a business property right away. <=( Hence, often people overpay for duplexes here in Philly in an effort to house hack them. Run the numbers before you buy

Created a Cozy account and will create a  Tenantcloud account now. Will give both a fair shake and see how it works out. I'll post any conclusions.

Updates? Thoughts? reviews? On the TenantCloud platform would be much appreciated.

Seems to have more features then cozy. (but that means more room to make mistakes)

Seems TenantCloud has an android and iphone app now too.

Love the idea online rent payment and having an automated method to keep track of whats due, what needs paid and easy record of when rent was received by tenants throughout the year. Working in some automation via  IFTTT or Zapier  would be even better!

 I wonder, however, how TenantCloud (or Cozy for that matter) handle partial Rent payments.

I know that there are many fans here on BP of this stuff. 

I am trying to make a decision which to go with $1.79 vs $2.79. This is for a C rental I amdoing a full rehab on.
My biggest fear is the adhesive will not adhere in the Allure line, as I heard from a fellow landlord complain of this. 

Install is on second floor, temperature controlled, plywood floor.

Can someone confirm that if i roll it I will be OK?

I think I am going to say what most will think when reading this thread: "I should of started at 18."

Firstly, take some classes (english, etc etc basic stuff) at  your local community college and save yourself and your folks some money. Explain them your intention to do so and ask if they can set some of that money saved aside for real estate investments in the future for you. Transfer the credits and then really work hard since your GPA won't have the padding others got from taking those classes at 3 times the cost.

Make acquaintances in collage and know peoples birthdays and whats vital to them. These are your future renters and fellow investors. Feel them out, learn who truly understands quid pro quo and responsibility. You might find a partner or avoid a bad one.

When you have time from your studies find someone to apprentice under. And take some time to find the person that is right for you - someone who has values you respect and seems to have the right balance of work / life balance for the age they are.

Ask yourself if that's where you want to be at that age.

If you have family in the industry, that is a good start but its likely wise to spend some time under someone else.

Walk in knowing who the person is, where they studied, who their family is, some of their interests and sell them on you.

Tell them how you can and will provide value to them and their business at the cost of just asking a few question, now and again, only in the safe space of an office.

Think about flipping / whole selling things other then real estate for starters such as furniture or if your handy, appliances (mini-fridges).You learn handy skills that come in useful later fixing up rentals and make money.There is a market from a cheap chest of draws , minifridge or a huge fan among students.

Consider churning gift cards to build credit history.

Finally, be ready to see all your planning fall to apart as life tends to do that.

Have a bit of extra cash stashed away to help you get though those times.

Think what you want of your peer but stay humble, sadly no ones likes the overachiever and RE is a people game.Your clearly doing your due diligence. That will make you stand out - and that's good only if you have control of your image.

I hit habitat for humanity the other day in Delaware.  Snapped a Hunter ceiling fan Fan for 20$, in box.  The place is huge.

Also, remember if you transport fridge laying down, let it stand for 24 hours upright before plugging it in.

Have you had allot of experience with Northeast building products? I have read its best to get in bed early with a good local window/door company, create an account with them and you'll often get 10% off up front for the effort, particularly if you'r a contractor.

I'm looking to get some double hung windows and am compiling a list of local window companies.

Can you give me any particulars regarding what you purchased / had installed? Feel free to PM
