Was fishing around and caught a whale of a SFH.

Off market brewerytown deal between 28th and 29th on W Master st.

This thing is a monster at 26000 Sq ft, fully gutted and framed already with 7 ft high ceilings in basement. 

Asking price is $180,000.

Needs full rehab.

RSA5

Comps on zillow go only so far. 

New construction go for 400-440K.

What do people the the ARV on something like this would be?

I noticed a home that had that lack of someone in it look today. Found out the homes occupant died and had no family according to the neighbors. No one even claimed the body. 

In fact, neighbor had the key and did a tour with me. So I did what anyone of us would do, i ran home to see what Taxes were due on it. City wants under $50K. Place is worth $230k-$250K if done right, likely cost $100K.

My question is - Anyway to snag it before they put it up for auction?

Another interested party here, and since it seems to be taking 4 months to organize something .. My suggestion is that everyone pulls who shows up gives $5 to the person who organizes the thing on night 1 upon entry.

So, I purchased a house in Delaware county that is owner occupied. Now seeking real estate lawyer to get the prior owner out and me in to do the reno. Any Suggestions from the community?

I have a standby real estate lawyer I have used once but i want to shop around. Lawyer claims that it take him generally 3 months to get owner occupants out. Additionally, if their is an appeal he charges extra. Anyone know the going rate for getting out a 

Also considering doing a Cash for Keys agreement but not sure is legally wise to do in PA. 

Anyone with experience in Delaware county, especially dealing with owner occupied homes?
House is in Sharon Hills.
Concerns include giving former owner, say, a month but then they wasting my time and reigning on the agreement.
Furthermore, there is the possibility of them causing property damage. Insurance was purchased should property damage occur but I have not made the former owners aware of my purchase and there are no records / pictures of the interior of the home.

Expecting to have to gut the place anyway.

Sorry when  I said South West Philly and passyunk in the same breath,  I meant to imply the area before crossing the Schuylkill River..  meaning 22nd & Snyder area. I just passed on a off market deal there, figuring the asking price was a bit steep with the work that would likely be needed but feel the area is solid. I agree the areas around USP is developing nicely.. I remember it being less then steller 15 or so years ago 

Upper Darby itself, I agree, is a poor performer, due to tax - What about Sharon Hills, Folcrof & Glenolden? Taxes are high but you can snag a row home for under 20K

Do Passyunk and Southwest Philly not make the list or is it just the area is more flipping  then buy-and-holds ? Or is that a question of how west you go? 

@Bryan Bevilacqua Bill S. is right, keyword alerts are quite useful, I found this thread using the keyword alert system.
