I am honestly not sure if I will be at tax loss for the year.  I'll have to find an accountant for this year and the following since TurboTax won't give me great advice.

I owner occupy a duplex and it is leaf season! Since this is my first home and investment property, there are some landscaping maintenance items I am considering.  A leaf blower!  Are items like a leaf blower, hedge trimmers, weed eaters, etc. a 50% tax deduction because I rent out the other unit?


This is the only property I currently own.

I'm a resident and Realtor in LaPorte.  Bare Bones is my new favorite spot to go in LaPorte now, great choice!  

LaPorte is a solid town.  It has been slow to grow, but seems like there is more investment finally taking place, and home prices are ticking up.  There is a rental market without a doubt.  Many of the "rentals" are on the lower end of the grade spectrum.  Those rents can range from $500 to $1000 in gross rental.  Those higher gross rents would be very competitive for owner occupant purchasers (not to say there aren't homes that need fixing and could be rented for much more.)  I believe there is some vacation rental business around Pine and Stone Lakes too.

Hello Darren, That's exciting your taking a step into the business! When I see investments in Valpo, there's been a lot of money that has been flowing to the downtown are and University.   Rentals in that area would be a solid long-term investment if you make sure it cashflows from the start.  I also specialize in Michigan City and LaPorte, which might fit some starters budgets better.  Let me know if I can be of any help!

I'm an agent covering LaPorte and Porter Counties, and have been performing Broker Price Opinions. I have an assignment on East 10th Street, downtown Michigan City. Does anyone have rentals there? I am trying to determine fair market rents for 3 bed SFH in that area or the typical going rates.
