Post: Vacant land tax auction

Eric,  

I spoke with an investor about tax auctions yesterday. What he suggested was buying those vacant lots that may have some vvalue because of location. Then use them as a trading piece at a negotiation table. To someone else, that undesirable land could be worth more than the auction price. He could be doing something like that.

Just wondering, and if you're willing, what are your exit strategies at these auctions?

This seems like a great idea! I have not done any deals yet, but I think will run into a problem with using convention loans to purchase a distressed property, then quickly turning around and wholesaling the property. The bank may make stipulations in the agreement which says the property cannot be sold within a certain time. 

Someone  please correct me if I'm wrong. I'm sure there are other members that are very knowledgeable on this strategy.

Hi Adrien. The ultimate goal is build a rental portfolio. I hear duplexes and sfh are great investments for newbies, so I have been looking those in my area.  I just graduated from college and need to get my financing in order before becoming a serious buyer though.  

I goal is first find distressed sfh to wholesale or flip. For wholesaling, I need to figure out what other investors want to buy, so I am not stuck with a contract or bad deal. After making wholesales, I plan to put together my own flipping team to earn greater profits for buy-and-hold investments.
