Good brokers and good lenders have pretty distinct characteristics.  A good direct lender is nice because of immediate response, speed and confidence of the deal getting done.  A good broker will be able to instill similar confidence and also be able to tell you 'no' very quickly.

Pretend you don't have that cash and learn to make it as a wholesaler or investor friendly Realtor.  From there, you will learn exactly what to do with your cash so your risk is totally minimized.

Wholesale or bird dog deals to investors.  Thats the language they speak.

Starting young is a huge advantage.  The plan sounds good .  If it were me, I would look to learn my market really really well in the first year and do the 50 house rule.  I would then keep my leverage as low as possible and make sure I am buying really good deals.  You can buy overleveraged, overpriced rentals all day long.  The good deals take a bit of effort.

Pretend you don't have it and learn this business first.  Wholesaling and being an investment friendly Realtor goes a long way to learning a market.  Once you know what  a good deal looks like, you will be much more comfortable knowing where to put that 200k.

The best lenders in your market are usually going to be ones you Google or are within 25 miles of your lending location.  National lenders tend to be hit or miss for reliable hard money.

It isn't rude but it will be a short leash if you aren't buying.  If you are buying and they hustle, they will do it.

Tough to say but at the moment it appears we have reached the tipping point where prices will be pulling back.  If rates go up a bit more, something will break.
