What's your investment strategy- Flip/ Rentals. I will careless on the cost of the home; look at ROI, appreciation.. Will your property be appraised enough to benefit from a flip or do you need to have a Gun with you on any rental collections. Remember, your investment may not change a neighborhood, those infrastructure like policing, safety , great schools need to be there .. those basis are key framework to help in your investment.

How did you finance the deal?  - FHA 203K loan 3.5% DP, yes it had a PMI but I refinanced after 1yr to remove PMI

Was it a fixer-upper? No - house hack - 2units, Lived in one unit and rented the other to a college student. the property is close to Pace Univesity, NY

@Ben Morand I am a Software Engineer and Invest in Rental Properties. Combining School, 9-5 pm job, etc could be difficult but possible. I invest in A/B class neighborhood, very selective on my tenant picks, and do rigorous background checks. I property manage myself but is all on auto-pilot: Tenantcloud property management software for rent collections/maintenance request, Home warranty that serves as maintenance servicer, and a local handyman for the basic things. I hope that helps?

@Philip Johnson I use a general contractor and or handyman depending on scope of work on any new purchase property. I make sure all punch listed items are fully completed. Then I maintain the same contractor or handyman that Reno the property for any issues that comes up.Also I request a 6 months warranty from any contractor that Reno the property. This is part of my contractor agreement.

@Philip Johnson. I stand with your decision in using AHS. I use AHS on all my rentals for only $35.00/month and a service call of $125. It has been worth it. Recently they replace water tank, furnace issues , etc and I never have to struggle on getting service or be at the property during service. All my rentals are automated: Tenant cloud for property management, AHS for management and more. All my units are in A/B class neighborhoods with 95% of my tenants in healthcare - nurses/Doctors and all my units are wirelessly controlled with security system, wireless door locks... As a busy professional myself that travel 30%, I have found ways to automate it all and in an effort to attract professionals like myself to rent from me, I only buy in unique areas. I manage large portfolio properties in NYC/Michigan/Memphis/Indiana all handsoff.
