RE is a local business, very local indeed. Each state, city, neighborhood is very different. I would start by going to a local Real estate investor meeting and invite a experience landlord to lunch/dinner and ask them if they need some help.

I personally hate college because 90% of the stuff i learn don't apply in real life. But last least it gave me a job with a nice W-2 Income so that i can borrow loan to finance my rental property at ease

It's a risk that you have to take for not going to college but hey, if your passion is real estate and you work night and day to build your business, i see no reason why you can not success.

it's a fact that the stuff that i learn in college has no thing to do with real estate. i learn 100% on street, book, and other successful people..so yea screw college :)

Hi fellow investors,

I finally went out of my comfort zone to ask for money in the 2nd circle (friend and friends of friend)

Parents of a friend of mine has lot of money for down payment. However, they can't borrow loan because they are not living in the United States. I'm pretty noob when it comes to architect the deal with anyone that is not a family member. So how would anyone structure a win win or 50-50 situation in this kind of deal? I have the knowledge and the ability to borrow money, they have the down payment

good topic @Swat Khan , i would love to hear from anyone that buy stuff directly from bank. Deal is so hard to find these days, at least in Houston
