I would say base your decision solely on the cash flow of the property. Consider appreciation as a bonus and never bet on it.

Houston is getting hard to find deal now. you are not alone. keep looking and you will find one

Maybe someone in New York will chime in later to answer in detail but for me i save up 20k to buy my 1st rental, and my area is cheaper compare to New York.

I don't want to scare you off but thing could go wrong in this business. make that you don't spread yourself out too thin and always have a good amount of cash reserve in the bank for emergency. I am always prepare to have no rent for my rental for 6 months and i would still be fine.

Hi @Jamal Atwell ,

my 2 cents for this would be if that is not a person that you know very well. I would suggest go see a lawyer and setting up PPM - Private Placement Memorandum to avoid complication later on down the road. There is of course cost associate with this but it will save you headache.

I personally took the risk and don't don't have PPM 1st deal because my partner is someone i know and trust very well.

thanks for the post @Alex Pierre I always wonder the same question as myself have a license as well! i guess the pros is you have access to the MLS and pretty much can pull comps by yourself. the cons would be you have a lot more on code of ethic, regulation, and law to comply vs. no license

Hello,

Chase is discontinuing the deposit only card and i have to redesign the process on how to collect rent from my tenants. Has anyone use rentmatic or any similar kind? It would be great to get some feedback and reviews on these.

Right on point, i have to keep on telling myself if i lost money on this deal or any other deal, consider it as tuition for real estate school and move forward!

Congrat @Micki M. , I'm interested in vacation rental as well. wouldn't anybody want a vacation house that can pay for itself and available to use when you need it! glad to see it worked out for you.

I love rich dad poor dad book and all of the book Robert wrote but didn't like the seminar offer by his rich dad company it's just pure sale with the information you can get for free at BP or a mentor
