Hi Fellows,

I'm trying to minimize day of market by listing my rehab house to to mls before the rehab finish. is it a good idea? has anyone list their house up before it actually finish and get the buyer on the contract before the house even finish?

- 619 sq ft studio in downtown SD.

- Fully furnished

- Luxury location across the street to ballpark and convention center, etc.

- Started at $1850/mo. and now down to $1750-1700/mo.

I would say leverage a Realtor or get your own license :). Most quality tenants and traffic still going through the MLS from my experience. Craig-list had given me headache.

I would say to go with your tax guy for now because you are just starting out and only have 1 duplex

I am assuming that you have a mortgage on that duplex, If that is the case, don't event worry about setting up an LLC for the moment. It would just cost you more. The mortgage itself is already a form of assets protection. In the unlikely event that you get sue, the prosecutor will do their homework and see that you only have one duplex and even have the 1st lien of top of it Most likely they won't be able to get anything out of it after all the attorney fee and court fee. They will drop the case.

If you buy it straight out cash then yea, put it in an LLC and/or setup a credit line over it and/or buy a good liability policy

Debt is a form of assets protection. take advantage of it!

welcome @David Nemeth ! It is always good to know an out of state investor! If I have a chance to visit Germany and see you and talk about real estate. my trip would be tax deductible!

@Joseph Murders Let me know if you ever have a chance to stop by Houston TX. There is plenty of realtor/title company that is investor friendly.
