This is one of my favorite area, good tenants, solid return. But it's very hard to find anything that make cash flow sense on this area anymore . all the great deal got picked up one or two years ago

@Elizabeth C. is right on point. Cash flow should be the most important thing you should look at when buying rental. Consider appreciation as a bonus - If it appreciated, great, if not, no problem.

i started by saving every penny i could through college for the down payment and just go at it the Nike way. I'm interested to hear how's everyone started?

Welcome to the site. I started by saving every penny i had through college and bought my 1st house just right after college using the money i saved up as down payment. 

click on the Learn tab in bigger pockets and there will be plenty information to consume for the next few months
