Thanks for the quick replay Jenkins. I was actually just looking to purchase 2 to 4 units to use as rentals. That's a good point about seasonal income in Wisconsin Dells. I wonder if people in BP have did that with success. Maybe using Airbnb?

Hi All,

I'm looking for real estate agents in south central WI, namely Baraboo, Wisconsin Dells, Reedsburg area, that understand investment properties, buy and hold strategies, cash flow, etc. I'm mostly concerned with small 4 units or less (no commercial stuff at the moment)  Any recommendations?

Thank you for your responses. It seems like contacting a real estate agent might be the route to go before getting an appraisal. Any have any good real estate offices in Madison, WI that they worked with that can do a comparative market analysis they liked?

Tanya, I think grand children will likely purchase it. They just want to make sure they are not overpaying for it.

Hi All,

I have a unique situation where there is a property of a close friend's grandmother who recently passed away. The upkeep on the property has been poor. Now that the property is passed down to the heirs, they are ready to sell it but there has been back and fourth discussion about the price. It seems like fair way to settle the debate is getting an appraisal.

Does anyone know a good appraiser in the Madison, Wisconsin or greater area that would be a good in this situation?

@Matt Lea Aside from Madison REIA there's also Midwest Investment Club who have meetings every 4th Wednesday. I went to Madison REIA for the first time last night and I'm a bigger fan of it due to it's structure around the meetings. Midwest Investment Club is more informal but there's definitely still value in both of them. I'll be at the Midwest Investment Club meeting Wednesday the 28th in Madison, I'd love to connect with BP people!

This is an interesting topic! I was wonder this general question as well. As far as the inspector being held liable though, I don't think so. Every inspector is different but in my experience they usually have verbiage that says they aren't liable in the report and agreement you sign with them.

@Hapeesh RajpalI feel ya on this one. I keep finding properties that if I crunch the numbers on there's no way I can make money at anything close to their asking price. It's pretty frustrating. Id say if you or you real estate agent don't feel comfortable doing the 50k offer, Id just move on. 

For me personally I think it's time to start utilizing those more creative ways to find properties like driving for dollars, direct mailing, calling owners based on eviction records, etc etc.

I know some real estate agents will draft up offers for flat fees. In my opinion it's worth the couple hundred dollars to make sure you're protected on your end.
