Hello!

I have come across a great deal that I am looking at raising money for.  I am not looking to syndicate at this moment but rather raise the funds for the downpayment from 1 or 2 investors. I am looking to get around $650k, so it is a significant amount. For those who have raised money before, what are your best tips for someone just starting out?

So this is a dumb question and I may have missed it above, but if a M2M tenet stops paying, how would I evict them? Like normal? I know that with current administration in DC they put a hold on evictions. I just want to make sure I can kick someone out if not paying when they are M2M.

@Kai Van Leuven on this. Especially with the sewer, the city will zone property that follows with their infrastructure, whether it is up to date or they are behind on their infrastructure. Sometimes if a piece of land is grandfathered in, depending on which situation works best for you, you can allow the new zoning rules and laws to apply to the land that is grandfathered in.

Does anyone know of builders who do high-end townhomes in Greenville, SC? I have a piece of property I am looking at selling to some builders.

I don’t personally, but one of my good friends plays disc golf and I’d be happy to introduce you to him!

This seems like a great thread! I would love to be connected and added to that list of investors and get to meet up with everyone!

Then they fall under #1 in my list.  Where do you fall in for them?

 I fall under #2.

Hello all, I am just starting out into investing. I do not have any capital at all to buy any deals myself because I am still in college, but I have been fortunate enough to connect with many investors in my area. With that being said, I am already working on partnering with some to purchase future deals. My main question is this: Should I get some kind of written agreement or contract with the investor(s) before i show them the deal so that they don’t buy the deal without me or just pay me a fee for bringing it to them. I have done fees before in the past but I am strictly looking to partner with investors. Thanks.

This is helpful for me as well!! Is it possible to buy a property with private money or HML and then refinance into an FHA loan? I am looking at purchasing my first property using the BRRRR method but I would like to do some reno stuff to it as well as. So I am trying to find out how I can initially purchase it then how can I refinance it.
