How to Partner with Others

Hello all, I am just starting out into investing. I do not have any capital at all to buy any deals myself because I am still in college, but I have been fortunate enough to connect with many investors in my area. With that being said, I am already working on partnering with some to purchase future deals. My main question is this: Should I get some kind of written agreement or contract with the investor(s) before i show them the deal so that they don’t buy the deal without me or just pay me a fee for bringing it to them. I have done fees before in the past but I am strictly looking to partner with investors. Thanks.
