Hello!

I have come across a great deal that I am looking at raising money for.  I am not looking to syndicate at this moment but rather raise the funds for the downpayment from 1 or 2 investors. I am looking to get around $650k, so it is a significant amount. For those who have raised money before, what are your best tips for someone just starting out?
