I am been trying to get more information on a specific property for over a week now, and it has proven impossible to actually talk to the broker. So, if I can find out how to contact the owner, am I able to speak with directly?

@Jeff Stephens Mildly off topic, but you seem like you might have a decent answer. Where exactly would I acquire a mailing list to utilize for something like this?

@Jayson Lesyk I know it is a long shot, but out of curiosity, do you know if smaller banks like these lend out of state?

@Paul Russell I have not been to one yet personally, I am trying to go to the next one, but I was referred to CCREIA. They seem to be a pretty popular one in the state. I am not sure how far the travel for you is, but once a month it may be worth it.

@Greg H. I can't speak for Army/National Guard. However, I am currently active duty Marine Corps and I know for a fact if higher got word that I was not paying any bill, much less my house payment, I'd be in some ****.

@Dennis Humphries In my experience, yes it is allowed, and yes you should do it.

@William Hiday If you came to me and simply asked me to co-sign and have no involvement. I can't imagine expecting more than 10%. Especially if you were able to show me that your profits are potential six figures.

Of course, this is just my opinion, and I am assuming there is a lot of trust in the partnership.

@Jonathan Twombly That is pretty much exactly what I was trying to ask, thank you. I couldn't seem to put it in the right words.

If you don't mind me picking your brain a little more, with each new property, do you need to setup a whole new bank account specific to that property?

@Jonathan Twombly It makes a lot of sense when you think about it. How exactly is the secondary LLC structured? How do you link it back properly to the primary LLC or the holding company?

I just spoke with an attorney and he suggested to me to form a new LLC for each property I purchase. He said it would add a layer of protection if something were to happen on one property, then the other properties could not be affected because they are a completely different LLC. Then simply have my actual business a separate LLC and run it more as a property management for all my LLCs?

Do any of you have experience doing something like this, or know of any of the big players that do it this way?
