I hope this is the proper place to post this, but I just wanted to post the link to the document in case anyone was looking for one like I was. I couldn't find any versions of the document that looked super clean and professional like I wanted. So I decided to make one myself with the outline of multiples others. I have been working on putting together some deals for not only potential lenders but potential investors as well. I was hoping someone here could give me better insight into if there is a better way to do it other than a basic word document outline. 

Is there a type of software that can generate reports for you?

I have been looking and following big time investors for a while now, and I am really only interested in CRE. However, I feel a little lost on where I should start. Some of the biggest problems I foresee myself encountering is the net worth aspect of acquiring a loan. I do not have the cash on hand or the assets of a value like that. I have potential people to bring on as in investor on a deal by deal basis in order to cover down payments/larger fees. However, that still leaves me with the issue of the lender looking for my net worth.

I guess my question really is,

- Have any of you every purchased CRE with little/no money down?

- If so, how did you get around some of the lender restrictions?

I love to chat and I love advice, so any help would be wonderful!
