So what do you do with the vacant property you find and the owner(s) are M I A and the lender (if any) refuses to foreclose?

If you read the whole $200,000 report the FDIC probably paid to the authors... what it all boils down to is that people will gamble the rent/mortgage/lunch/bus etc money A LOT more often than you think...

I live near several casinos half of the year and see the results all the time....

I believe the report.... do you?

Our existing legal structure is based on British Commonlaw. That's why it's as ridiculous and messed up as it is! With that said ...

What's my angle you ask? Ok.. Here it goes...

I know how to acquire property that sits vacant and unused and unwanted by it's owner and creditor on file. It doesn't cost you fortunes untold to do so. We simply use the existing legal channels to give us the end result.... true and "legal possession..... NOW." Not in 2 or 5 or 10 years. Nope.

And my question is.... what sort of interest might you(or anybody else) as a real estate investor have in such knowledge? Would you be willing to pay real money to learn how?

My wife wants me to write another book and truth be told.... I'm not crazy about the idea. The first time was bad enough! But if it's a profitable venture... then why not? But if it's not.... I have plenty of other things to keep me busy right now.

That's it.... that's my angle...

Just as suspected with these types of forums..... the topic I posted earlier today was removed! .... Why?

Truth be told... I'm not surprised one bit. Post any controversial subjects that may or may not engage a (possibly) heated discussion.... and oh my god! The censor nanny's come out running to save you all from "thinking bad things" from people who encourage and engage your imagination and free thinking.... niiice.

I can't wait to see what sort of comments are going to show on this thread or maybe..... it will get removed too! Ha!

I posted a simple question as to the solution on "what to do with vacant properties" and absentee owners and how to get "legal possession."

Where did it go? It was a simple "just askin" for feedback question.... that's it!

Out of curiosity... what material are you framing your houses with?

Unfortunately first things first.. you need a team(closing agents, lenders,etc..) that understands what it is you're doing.

To answer your questions about closings.... I only have one answer for you since you're in Texas....

She understands Land Trusts, Simultaneous closings...etc...(not easy to find btw...) and a very sweet and personable lady!

Just tell her Angel sent you.(she'll call me anyway) and let her know what you are trying to accomplish. It's that easy. (No .. I get no kickback or anything nor do I want it from her!)

Her fees are negligible.(don't try to negotiate)... she's worth EVERY penny and VERY reasonable!

She just closed a deal for me that was nothing short of a ridiculous pain in the a$$ that went on and on with "other" title companies(that have no clue what a trust is) and not my choosing.... btw.... ;(

That's the short version....

I got one for ya! When I sell a house to ANY buyer.....I ALWAYS offer a written money-back guarantee! They like that by the way.... It works like this.... I tell the buyer that if for ANY reason they are not happy with the house or they need to sell it later? I'll give them back ALL of their principal.... not insurance or taxes etc cuz everyone pays their own for use of the property.... Just principle.

What happens is... they'll call a couple of years later and they need to get rid of the house for whatever reason..... We tally the total "principle" investment (which is usually negligible)... and I take over the property "subject to." Ha! Then sell it again! Works like a charm cuz "cash flow is good!" ;)

I got that one from the late Jack Miller.... may he rest in peace.
