Interesting you live in China and buy r.e. in Texas... :)

To answer your question.... the best way I've found (so far) for foreign nationals to own r.e.(including myself) is in a land trust managed by a property manager. Net funds are distributed to account of choice. 

As far as how I receive funds for purchase sale from folks in jurisdictions where  capital controls exist?  Use cryptocurrencies. I certainly accept them and let your friends know about this new avenue please... they will thank you later...  :)

Personally I prefer "horse trading."

Case in point... I traded a guy my Harley for his house that had $60k in equity by asking him one simple question.... "what do you need?"

I'm not crazy about signing my life away to mortgages and promises to "solve other people's problems."

You don't mind paying the lawyer or doctor to solve your problems... why is this any different?

Jus' some of the things I've learned over the years in dealing with people and their problems...

More than you're willing to pay.

A 2000 sq/ft single level no frills duplex costs about $200k +- excluding land and municipal fees to build.

If you see lots of construction in the type of structure you want to build then investigate further.

If not... that's because it's a money loser.

Contrats on your new acquisition ! It takes guts to push forward on a deal like this one!

However... I hate to be the one to break it to you and  everyone here but your life as a new landlord is only beginning . You have some VERY busy times ahead of you....

My first home was a 22 unit apartment building I got cheap(I had no idea) AND I got shoehorned into it.

The problem with apartment buildings that are less than 99 units is that there isn't enough money at the end of the month to pay a manager to insulate you against EVERY responsibility you now have.

Don't get me wrong... I think you made a great move with this acquisition , but I'm here to tell you that you should focus ALL of your attention on 80 more units and do it quickly !

You're gonna come to find that it's truly much easier to acquire more now that you have one under your belt.

It's like getting a new job or girlfriend when you ALREADY have one now... when you don't , you might as well be a leper.

So chop chop and get shopping for more deals!

Yup! Go get your buyer's list of at least 200+ buyers, then find the deals to market to them.

IF you have a good deal, you'll have multiple cash offers on hand by the end of the day.

It's NOT a difficult thing to accomplish.

But one thing for sure... IF you want to be in this business.... THEN BE IN THIS BUSINESS.... and not a flake.

You're gonna come to find that it's a VERY small community... if you act like a flake... you'll get weeded out quickly.

Now go for it!

I recently took a long trip up the California coast on my bike(great trip btw... highly recommend it!)

I figured I would stay at AirBnB's along the way.... WRONG!

Every freakin' one on the website all the way up the coast is booked MONTHS in advance! Ridiculous !

Then... I run into these "fund" guys that buy only established AirBnB's with at least 6 months track record.

The ridiculous part is that they pay top dollar for these based on the income Just like apartments.

I found it VERY interesting and recommend you look into it.

why doesn't a house sell within the first 10 days on the market?   It's priced too high....

Do a highest bidder sale and THAT will determine what buyers are actually willing to pay for the property.

Also... FORGET about using realtors to market a property. That method has  NEVER worked for me and provided acceptable and consistent results.

Take the bull by the horns and ALWAYS do your own marketing. 

If you want (or HAVE TO HAVE) retail price for this property, set it up as an AirBnB and you WILL get retail buyers at your price. :)

I see people paying stupid prices for AirBnB properties that normally they would overlook and pass up.

Money isn't smart, but it likes being courted and dazzled! :)

Yup! Welcome to Texas!

Taxes(property) have ALWAYS been high here and they are only going to get worse!

The counties(especially Dallas) is broke due to their own poor fiscal policies. Take a look at the Dallas Pension Fund disaster! 

And ... to fix it.. they want ALL DALLAS County property owners need to make up for the shortfall....

Nuff said... :)
