OK I am going to do first postcard mailer for absentee owners in Phoenix. But before I do it I want to find the best 3 or 4 places where buyers are purchasing the most. What sites do you use for that homework? I want to market where buyers are looking if that makes sense.

Hoping also to find a partner in the area but most seem to be so guarded. Thanks in advance for advice/answers.

I am new to the game of REI. I was blessed to get some great education from a friend who flew to PHX for a week and spent time teaching me. Now I am looking for a local mentor who I can help make money while learning the ropes myself. MY wife and I are also wanting to add flipping to our dealings besides wholesaling and possibly buying and holding. Looking for advice or local East Valley investors who might give direction or even be a possible partner/mentor. We have owned and operated small businesses and we planted a church in Seattle Washington so we know how to work. Love the feedback!

Kind of deal? 

Very green and very new to the game. I have a neighbor who is moving quickly to Texas from PHX. He wants to get rid of house pretty quick they are just coming back on weekends. Here is scenario and looking for advice to move quickly before he rents or lists with agent. Paid 330,000 in 2007. Going rate in area for this house is 275 to 305. How would you approach? I greatly appreciate any advice.

I am a new investor about to begin my marketing strategy. I am looking to connect with local Phoenix investors that I might sit ace to face and learn from. I know there some opportunities right now but continuing to learn to not waste time or money. Love to network with anyone nationwide as well. Got the time and will work harder than anyone and even have a bride who wants to get really involved with fix and flip. I am reading everything and learning from all webinars. Is it crazy to think I could get an actual house at the auction here in PHX? Have a house in our neighborhood that my wife and I would love to acquire so that we could do the fix and flip. Need an investor for sure for the cash of purchasing and rehabbing but wondering if a small inexperienced dog could even get in this game. Thoughts? Partners? Advice?

Albert new here in PHX. Who are the big guns in PHX looking to buy properties? I got one I am curious about floating there way.
