I don't really know what is happening.  I just know that some money is frozen and they are not taking new projects.  

Established borrowers are not paying interest of loans that have matured and WE the investors have our money stuck doing nothing.  

I have been asking for my fund from their "great" Horizons Fund and so far nothing.  Very disappointed and frustrated!!

Hello,

I'm an investor with Upright, but I'm having a hard time to get in touch with them.  I have called and sent emails to no avail.  Is some one here in similar situation?  Any advise about how to handle this situation?  Thanks!

Hello alll,

I met Matt personally few years ago.  He seemed very personable  and available to talk to me as "possible investor". 

I made 2 investment with FTF.  The fist one for $ 5,000 to "test the waters".  My principal and interest were returned 3 months later as per agreement.  After that experience, I invested $ 20,000.  Note matured a year ago in September 2020 and still has not been paid back.  Over the past year they were paying interest, sometimes late, but paid.  However the interests stopped in August.  I called this week and communication has not been very good.  When finally the Customer Relationships person answered, he could not give me information about the status of the investment!  I gave him until the end of the week (as per this writing: Tomorrow) to give me an update.  I'll keep people updated about the outcome of this investment.

Regardless of the outcome: I won't invest with FTF again and can't recommend it!

R.E. is a massive and there are many types of "R.E. projects".  Best practices, documentation, risks, liabilities, benefits, responsibilities, amount of capital and time devoted to will depend on the type of project.   

It would be very difficult to answer your question without a little more details.

However, You are in the right place and this community can help you and guide you to navigate the vast world of R.E. while avoiding or minimizing mistakes and maximizing your profits. Educate yourself as much as you can and keep going!

The name of the book @Curt Smith is referring are "Tax Strategies for the savvy Real Estate Investor" and "Advance Tax Strategies" by Amanda Han and Mathew McFarland.  The first book has a preview of the second book, titled " Demystifying the real estate professional tax benefits" and it is very helpful!

@Chris Seveney , @Ned Carey , @Terrence Evans , @Don Konipol.  Here is the latest update regarding this situation:

Monday is going to be Judgement Day!!  I'm actually very surprised that this process was this short.  Less than 5 months! And that was with the Courts being closed because COVID.  It seems to me that the hardest part was to locate a lawyer willing to work on the case.  

None of the decease's relatives came forward to context the process, although as you know...They trashed the property.

Once again I have been asking about a G.C. but have not found one yet.  I have to do a massive rehab to bring the property back to renting condition.

The biggest lesson learned from this ordeal was: As soon as you start a Foreclosure Process, get a Preservation Company to keep an eye on the property.  That was after all my most expensive mistake!

Thank you to you all that guided me through this process and I hope that in the event someone has this unfortunate experience, they have a road map to guide them.
