Tips for investing in RE out of State

The Las Vegas market that I live in is so intense its almost impossible to find investment properties. We are now considering looking out of state. I would love to hear any tips for how you begin investing out of state and things that are critical to remember to be successful. Specifically, how do you analyze the market and really know you're getting a good deal in a market where the property will be sought after.

I actually have 2 partners that I work with that are out of state and they invest here in central indiana.......flips,wholetails, wholesales....


its all about finding someone with the right mindset, some knowledge, some drive and ambition and willing to get the deal done........finding good contractors is hard in most markets.....one suggestion is make sure the GC works and gets dirty.....i would try to pay per item on the scope of work start with a deposit and then the other half once that item has been completed off the scope of work......just a couple tips.....
