You could also partner with someone you trust and that has the same goal that you have and invest together with that person.  You can also find a good deal and bring it to a money partner, if you are willing to work hard, hassle and have the time.  Having some skin in the deal will help when presenting your plan to possible money partners.

Other option is to invest in Tax liens.  That is how I got my start although it has become very competitive these days and you need to learn the basics.

I suggest you get the book "Long Distance Real Estate Investing" by @David Green to educate yourself better and gain confidence in this particular type of investing.

I support your decision to separate business from your personal relationships by no renting to your friends for now. 

My suggestions are: 

-Make all your applicants fill out an application

-Verify...verify and verify references. I can't stress it enough.

Hi Rebecca,

I have a Self-Directed IRA account with Equity Trust Company. I have not had any problems to fund my investment, although they are very strict and every document has to be right. Their customer support is very good and assigns a staff person to help you/explain you when there is any problems with documentation and guide you to fix it. They want you to fund your investment! They charge an annual fee that is based on the value of the account (I wish their fee would be less). There are fees for other transactions, although I have not need to pay for anything else since working with them. Your tenants or borrowers can pay online at no cost to you or them and the money shows immediately in your account. This is a new feature and I love it.

The other account that gives you more autonomy, but also more responsibility is a self-Direct 401K that Sense Financial helps you to set up.  In order to qualify for this account, you must have your own business, it can be a side hustle.  I'm attaching information about this in the following link:  https://clients.sensefinancial.com/solo-401k/bank-account-set-up/

Keep at it and don't give up.  That is the difference between some one who is successful and someone who is not.

I suggest you to get the book "SOLD" by David Green.  He is even a very successful agent in California.  Check out the book!
