I have a Self-Directed IRA account with Equity Trust Company. I have not had any problems to fund my investment, although they are very strict and every document has to be right. Their customer support is very good and assigns a staff person to help you/explain you when there is any problems with documentation and guide you to fix it. They want you to fund your investment! They charge an annual fee that is based on the value of the account (I wish their fee would be less). There are fees for other transactions, although I have not need to pay for anything else since working with them. Your tenants or borrowers can pay online at no cost to you or them and the money shows immediately in your account. This is a new feature and I love it.
The other account that gives you more autonomy, but also more responsibility is a self-Direct 401K that Sense Financial helps you to set up. In order to qualify for this account, you must have your own business, it can be a side hustle.
