When do you start depreciating your rental property is it when you buy the home that's when the 27.9 years start to depreciate. Also can you only depreciate a property meanwhile you have a loan or that doesnt matter?

Do you need to tell the bank that will lend you the money for the loan that you will later on transfer the rental property under an LLC so they will not maybe do a due on clause on the property and also should have them put that in writting or they wont care if I put it under an LLC. The property is a duplex.
