Just learning to evaluate SFH properties to buy then rent out. How does one find out the class type of the property? I wonder if there is some info online?

Show 250 with Grant Cardone was very informative and I thought he had a great point when he advised to purchase property in the middle range of the market with rental rates falling between $800 to $1200 to minimize your risk.

After his interview, I started to wonder what more could be done to minimize risk during a downturn and was hoping someone would be able to provide feedback on the following:

During the last downturn, which type of properties continued to have success with rents (less vacancies, monthly rents not fluctuating too much, etc)? Were there any advantages to owning one type of property than the other? House, Duplex, Apartment? Did SFRs continue to have success or were there more success with duplexes and apartments? I don't have experience yet, but to me, it seems like people would not overlook renting an sfr during a downturn as long as the monthly rent cost is within the middle/affordable range? A duplex or aparment would not have a desirability advantage over a sfr would they?

Now that I think about it, I guess the sfr would have a desirability DISadvantage since it would usually not be able to compete with the rental pricing for duplexes or apartments..?

I thought he had a great point with staying in a constricted market ($800-$1200) range. During a down market, I wonder if a certain type of property (an apartment, a house, a duplex) is more desirable to rent than the other. If they are all in the same price range, would one type of property have less vacancies than the other?

Thank you everyone. How about down payment? Does anyone have any tips on how to get financing for down payment? I have some money in the bank but not sure if I will be able to meet the 20% down payment requirement, especially that the properties I am thinking of acquiring will probably be over $150,000, which seems a reasonable pricing for a decent property/area in Houston.

Hello,

I am just starting out and plan to rent out my own home for my first venture.

I would be moving out of my current home and would be purchasing a bigger home to accommodate a growing family. 

I am curious what to expect with timing. As soon as I move out of my current home, I am curious, based on other people's experiences, what the average time frame is before I can get a tenant to move in and here in the Houston harris county area?
