I am having a hard time figuring out how to get a wholesale property inspected or repair costs verified by a general contractor before I put it on contract. 

1) First difficulty is finding a good contractor to look at it before it's under contract since the good ones I know wants it to be on contract first. 

2) The second difficulty is what if someone else puts it under contract while I am still having it looked at? I would be wasting the money I paid to have the contractor look at it.

How have others gotten around this hurdle?

Does anyone search the sex offender registry to see if there are any close by before they pursue a property? I don't hear too much about this. It may not be a big concern?

I am looking at putting an offer on 2543 autumn springs ln spring tx 77373. I was given the comps in the screenshot below. I am worried about the gap of $1050-$1600/month. I need to make at least $1250 to make this work. What are the chances of me making $1250 from this?

Has anyone in Houston used a lead paint disclosure? Is it easy to put together and is this usually enough to prevent lawsuit issues?

I am looking for my first rental property and one of my criteria is for the property to be newer than 1980 to avoid the lead paint issue. Is this a good criteria to have or is there an easy way to handle the lead paint situation?

Does having an L.L.C. generally result in higher property tax and insurance? If so, is the increase a lot or is it negligible?

It says LLCs with annualized revenue below $1,110,000 do not pay any tax, but must file a no tax due report. I am definitely under the $1,110,000 so I will be filing a no tax due report. Is there a fee to file this?

Will my property and insurance taxes be higher due to the LLC?

Is it easy to verify if lead paint was used in a house before purchasing it? Who would you hire to have this looked into?

Would a general contractor be able to detect this?
