This report is from Brandon's webinar on BRRRR investing. I am trying to understand the numbers. It shows the "total cash invested" is $11,300 and I see how the loan fees add up to that amount but isn't there other loss of cash as well that I should include in the math such as the -$223 cash flow before the refinance. I am sure it's on this report somewhere but I just don't see where it shows the  actual *TOTAL* cash invested which should include the negative monthly cash flow and maybe other fees. Is anyone able to figure this out?

Before applying for a hard money loan, how does one prepare for transferring the hard money loan to a conventional lender whenever the term ends. What type of questions to ask a conventional lender? This would be a refinance is that right so I should speak to the refinance department?

If I get a hard money loan and I am able to pay it off by transferring it to a conventional loan with a bank in a month or two would the hard money lenders usually allow this and would there usually be a fee for early payment?

I guess I am wondering if I have to wait a specified length of time before I can transfer the hard money loan to a conventional loan with a bank.

I would like to include a finance and inspection contingency when I submit an offer on my first investment property. Where would I get these types of forms or how do you guys create these forms so that it's legitimate?

How does one verify important history of a property such as if property had been flooded before or if there was murder, etc...

Thanks John. But how would you go about finding out how old each of the items are on your list for each property you analyze?

How does one usually find out life expectancies for Capex items such as roof, appliances, heater, etc. What is the most efficient way to get this data? I suppose the home inspector may be able to provide most of this information except for appliances?
