Here I am. Wholesaler and flipper from Montreal that work locally, also Cash buyer with 15 years of experience, 350+ deal done.

Aneesha, Yes you need a purchase agreement and an assignment contract. Yes the buyer pays for the assigment fee either through the notary if you find a good one or directly to the wholesaler.

I'm a wholesaler from Montreal and I have 1-2 new deal every week in the greater Montreal region. All of my deal are sold 10-15% under market value. I already have a dozen great buyers making good money with those deal (including myself) but I still have more deal than buyers (good problem to solve.

If any of you are interested, let me know, I'll add you on my buyers list.

I'm also an investor from Montreal with 14 years experience. I'm the biggest wholesaler in MTL. I don't use the same strategy as you so it might be interesting to connect. I'm pretty sure I can help you find great BRRRR opportunity. Don't waste your time on the market, I have 2 new property a week at minimum 10-15% under market value.

@Steve Morris, Good question!

I don't think there's a good or bad answer fore this. The best thing I would suggest for a newbie is to get to know one market and even more precise would be to get to know a certain part of one market. Then start investing in that part of the market, it could be single family house, it could be a certain part of the city, small multi family. It doesn't matter which one, just start with something. You can always change along the way.

Waiting is a really bad idea. the best time to invest in real estate is yesterday. 

Investing in a remote market involves certain disadvantage that I'm less confortable with. But it all depends on your risk tolerence and the tools you have at your disposition.

@Vlad Romanov You have to know that Montreal is an appreciation market. It is hard to find a good cashflowing deal, you would mostly bet on growing equity over the years, just like Toronto, NYC, SF, LA or other expensive coastal market. 

Does mean it's bad, it's just a different strategy. A casflowing market won't have as much appreciation but would be more secure month to month. Also good to know about Montreal's market is that it is a very diverse and undervalued compare to other Canadian's cities which makes it very secure on a long term.
