Looking to connect with wholesalers in Montréal and cash buyers in Montréal Québec

Hello I am Aneesha from Montreal Canada. 

I have been watching youtube videos on wholesaling and interested in going in this path and I am new in this.

My first question is what are the papers required to make the sellers and cash buyers fill out if a deal is closed? Purchase agreement and assignment papers? If yes where can I get these forms?

Next question if I'm not wrong the cash buyer pays the wholesalers the assignment fees but how exactly ?

I am looking to connect with cash buyers who have experience in the market already and wholesalers in Montreal in order to understand the whole process.
