@Philippe Laurin 99% of the tenant I came across and ask the landlord number collaborate. I think it's in the way you present yourself that makes it more effective.

There’s plenty of meet up in Mtl area. Look up CIIQ, Immofacile or mordus d’immobilier.

1 - registre foncier is a gouvernent register for everything that has a lien on a property, not easy to navigate tho. You can also try JLR

2 - normal counter offer, I would say around 10% but it depends on the state of the house and if the asking price is reasonable or not.

@Melissa Brookes, Rental Market in Montréal is good, like any city you have to be careful in what neighbourhood you invest in. Downside is rent are a little low and the tenant have a lot of protection. If you have any specific question feel free to ask, I've been a local investor for the past 10 years ans i know Montréal's market pretty well.
