Hi Steven! I sincerely believe in the Orlando area market. I am an agent here, and invest here. We purchased just 2 months ago and are looking for our next one. The parks are expanding and visitor numbers are back to pre-Covid numbers, as is traffic and lines at Walmart 🙃. The hoa dues vary depending on the community and what is included in that fee. We do find that returns are higher in communities with resort style amenities. Guests are looking for that relaxation and it’s something that you can offer without having to actually do yourself. (Lifeguard at the pool, make the margaritas). I would love to talk with you about our sunny destination and help in any way I can.

Are these rooms for short or long term?

Depending on your location: traveling nurse sites. Maybe hostels sites?

I am finding it difficult to find lending on more than 4 units, all to be used as short term rentals. It is a small one story building. Each unit is a true unit- they were not converted. Many DSCR lenders are saying they prefer only up to 4 units. It's too small for CRE's I have found. Has anyone done a similar deal and how did you finance?

Has anyone taken out a 2nd home loan on an investment/second home property in Arkansas?  As I'm making my calls I'm finding a lot of places that are state specific.

Hi Steve!  The Orlando/Disney market is different than most markets.  My team mates and I specialize in, and own, short term rentals in the area. Condos can be tricky as most are 'non warrantable'.  You are correct in that they have amenities similar to hotels.  And so do many of the townhomes and SF homes, which we do find to be a major factor in generating higher returns.  There are many things to consider when investing anywhere.  We know the short term market here and are happy to help in any way possible.  Please feel free to DM me anytime and best of luck!

Every one has offered great advice so there's no need for me to repeat it.  In my opinion, you are in an excellent area as it offers many of the different routes you could take.  Cocoa Beach allows short term rentals and you have the tourism from the beach, multiple space programs, close to Orlando... You also have the LTR option from the space programs, school districts, and larger corporations that are moving here.  As you know, in Brevard County, there are quite a few areas that would benefit both you, and the community, for fix and flips.  And we have multi units where you could do one or all of the above. 

Take your time, read the books and forums, continue to ask for help and advice, start talking with lenders, and have fun!
