No need to see your "flips." Everything you advertise on here is straight garbage. You know it, I know it and everyone who analyzes your "deals" knows it. You have flipped 450 homes and have access to 100% funding, yet you will post a property for sale with (these are estimates) a purchase price of $1M, rehab of $100k, ARV of $1.7M. The best part is that you and your buddies and completely oblivious to the fact that you sound like a bunch of idiots.

I don't know what is more retarded: 

a) the fact that you claim you've flipped 450 homes but you pass on a property with (supposedly) 400-500k profit.

b) the fact that you think there are presently deals in Caifornia where an investor can spend $1.1M on a property and make a 500k profit.

Your real estate IQ is very low. Since you are new to this, you should actually spend a year or two learning the business before advertising on this website (this is the part where you lie and say "but I've been doing this for X years"). Better yet, go work at a car dealership. Your lies have a much better chance of succeeding there.

I will be reporting all of you and your buddies' advertisements as spam, and I encourage anyone reading this to do the same. We don't pay a monthly subscription fee to access these forums just to see you and three of your buddies each spam the forum with a bunch of crap ten times a week.

I have flipped a property on this street.

The homes at the bottom of this street (bottom of the slope) sell for 400-500k less than those at the top of the slope.

Your ARV is way off, AS ALWAYS.

Thank you. I have emailed this guy several times to let him know that his "deals" are absolute garbage. His business strategy revolves around lying about the repair costs and lying about the ARV. His buddies and him cut the actual repair cost in half, then add 10% to the actual ARV.

Ahmad, do everyone a favor and stop posting your garbage deals on this website. ALL OF YOUR DEALS ARE TRASH. You have not flipped 560 properties, nor have your colleagues. Do you know how much experience and knowledge it takes to flip 560 properties? Obviously you don't, because you don't even know how much it costs to renovate a house. You just pick a number out of your *** and then try to justify it by saying you "have a rehab bid from our team of contractors all over the state." Then if someone calls you out on your BS, you try a reverse-psychology tactic and try to throw them off by saying "we've flipped 560 properties, I'm sure we know how to put together a CMA."

You and your buddies aren't fooling anyone. There are thousands of members of this forum who are far smarter than you anD your friends. You sound silly. Your posts are a joke.

    Do you read this nonsense before you type it? What kind of real estate investor has access to "private financing up to 100% of the purchase price" and "access to the best and cheapest contractors available," yet wouldn't buy this house themselves? NO REAL ESTATE INVESTOR.
  • Stop flooding this site with your crap. Nobody, and I mean NOBODY, wants to visit this forum's marketplace only to see six consecutive posts of you and your buddies' garbage deals.

    A suggestion: there should be a "dislike" feature for listings in the marketplace where the user is clearly exaggerating the rehab costs and the resale costs of their "deal." After 2-3 "dislikes," that listing should automatically be deleted.
