Rental property is in Houston, TX. Lease is ending at the end of this month (i.e July 31st). Tenant started acting weird from last month, first they said they will move out and then they are saying 45 days is not enough to move out, have lot of stuff, etc. They are not even allowing me to put a lockbox on the door to show to any potential tenant, saying it is invasion of privacy. Also, has not paid this month rent. My question - If they don't move out by end of July 31st, can i call police on August 1st and kick them out or do I need to go to court and order eviction? If we go to court for eviction process do I need to wait 30 days (after 31st July) before they have to vacate the property. How can this be resolve in friendly way? What's are my rights as an landlord and what's the eviction process in houston, TX? any help will be greatly appreciated.

@Jeff Petsche, when your partnership looking at MHP deals, what price are you offering vs gross income or net income? Also, how wide is the difference between asking price and accepted price/offer price? Any insights you can share for price multiplies and other deals would be greatly appreciated. TIA.

Hello,

I would like to know whether seller's asking price is a fair price ( not over asking) for a running RV park or a mobile home park? What should be my break even point? Should one pay 2X or 3X or something else of Gross income? Please advice. TIA for your help.

@ Matt Wells, I'm assuming you are managing your existing 10 conventional loans without getting default on any one of them. In current market scenario, as long as you are making your payments on time and I hope you will continue doing that. Inheriting 10 more will make no differences, as long as you keep on making payment on time with or without rental's in them. Way to go. 

So question for you how did you went from zero to 10 and from 10 to 20?

Hello,

I'm looking to develop an empty 1+ acre land lot into small mobile park. So looking for developers who has done similar projects from start to finish. Developing drawings, getting approval from city/county, permits approval, bids for getting all utilities on site and then constructing it. Let me know if you know somebody or has done similar project in the past.

Hello,

I'm looking to buy a land (approx 0.68 acres) on east side of town, approx 30 mins from Houston,TX downtown towards east. Seller is selling it as a potential location for RV park. I have no experience whatsoever for developing and managing RV park but thinking this would be a good opportunity to learn and built my existing rental portfolio. Where do i start and what do I need to consider before even I make an offer. I would like to avoid pitfalls, lesson learned by somebody smarter than me (i..e you). Thanks in advance for reading my discussion.
