Looking for Mobile home park developer

Hello,

I'm looking to develop an empty 1+ acre land lot into small mobile park. So looking for developers who has done similar projects from start to finish. Developing drawings, getting approval from city/county, permits approval, bids for getting all utilities on site and then constructing it. Let me know if you know somebody or has done similar project in the past.

    @Hiren Patani you will find it hard to find anyone willing to take on a project that small.  It is simply not worth the time, energy, expense, and brain damage to to a mobile home park development that small.  

    Also, as mentioned above, there are much better opportunities in turning around existing parks that are underperforming in some manner.  It rarely makes sense to develop a park and that is why you see so few parks being developed around the country.  

    In the rare case where it does make sense to develop a park, there are always several items present:  

    1 - Location, location, location.  The most important component of a park is it's location. You need to be in a market with high demand or the time and carrying cost between breaking ground and profitability will simply be too long and will kill the deal. 

    2 - Zoning.  Getting a municipality to rezone a property for a mobile home park is extremely difficult and unlikely to occur.  It simply does not make sense for a city to choose this kind of zoning over a higher and better use.  

    3 - Size.  The only parks that make sense are larger parks of at least 100 spaces (and even 100 spaces is a little small for a development).

    If the three items above are not present, you will find the deal is simply not worth it.  There are just too many existing parks that can be turned around that have existing income on day 1, and make way more sense.
