Hi Derek,

I think I paid $225 for 15 months. It was pay for a year up front get 3 months free or something. PO Box at a Post Office is much cheaper, but they do not have the same benefits as the UPS store, so I'd weigh out what makes sense for you.

UPS Store provides a physical address, accepts packages for you from USPS, FedEx and UPS, 24 Hour access key, email when you get mail/package, multi-business names, business services, etc...

Check it out and do what makes sense for you. Good luck..

Personally I have been putting my return address, but I opened a PO Box with UPS Store that has an actual address. Seems to be worth the investment since I have received a few "interesting" return letters from angry owners.

Hi Arturo, welcome! I was asking myself the same questions not long ago, and I dug into BiggerPockets online, my local REIA's (Real Estate Investment Assoc), called lenders, and started taking action with lists. You can spend $20k for someone to tell you about REI, but why not spend that money on a down payment of your first deal after getting info free from real life people who will tell you the real ups and the downs.

I would go to www.biggerpockets.com/ubg which is the Ultimate Beginners Guide. Also, if you commute or have time in the car, I cannot stress the Podcasts more. I have learned so much from the podcasts just driving around than any other place.

It is understanding to want all the answers as soon as possible, but this is a marathon not a sprint. I am learning that building systems, accountability to others for my actions/results, learning something new, and taking action daily is the best recipe for success....

Hello BP'ers. I could use some advise of what you do in this situation, I don't know where else to post this, so I will do it here!

The business is up and running, and could use some guidance. The route I chose to start the business is wholesaling. Focus is to build up my knowledge and reputation in the business before transitioning.

I built 2 websites, one for the main business of buying homes, and one for gathering investors to add to my distro list. Over the past weekend, my wife and I printed, folded, and mailed 500 direct yellow letters out to absentee owners. I also created an ad to post on Craigslist which I started yesterday.

Today I received 2 calls from the mailing, and 1 investor lead for my distro list. I have planned for everything up to this point.

My question is... What are the main things that should transpire on the initial calls? Obviously gathering the name, property address, status of the property. Is there anything else I am missing? Should I set up a time to go see property, or start asking aboutdetails over the phone and go from there? Any script or suggestions would be appreciated...
