Hey Brian, Thanks for the reply. I went to IRROC meetings the past 2 Tuesdays. First one was intro to REI (about 20 people) and Lead Generation last week (well over 100+ people). Both were informative and picked up a few contacts. I went to the Arapahoe County Public Trustee auction last Wednesday for a few foreclosures trying to find some investors to learn from, but wasn't able to find anyone worth meeting. Cool process but seems really competitive and higher risk. I'm going to the BP meeting in Denver tomorrow. Hopefully see you there. BH

First off, sorry for the long post, but hopefully it provides value to someone starting out or reminds a veteran of starting out. It has been a few weeks since this post and joining BP which has put fuel to my fire of becoming a Real Estate Investor after dreaming about it for a few years. A lot of positive things to report back on what I have learned, and some confusion/questions.

Over the past 2 weeks, I have been to 2 REIA meetings, told 5 people about Bigger Pockets (3 at REIA meetings, previous Realtor who works on investments, and a friend from work), and listened to 9 Podcasts while driving to and from customer appointments throughout the Front Range, and Denver Metro. Probably the most productive day was when I took a personal day from my 9-5 and LLC'd a business, got a PO Box, created a website, had a conference calls with Hard Money lender Pine Financial, set up a CRM system with leads in for local properties found on the county site, reached out to a referral for a solid contractor that I am having lunch with this Thursday, spoke to a realtor focused on investment properties and ordered business cards. I have also been driving for dollars and wrote a few properties down that looked vacant which I researched on the County site.

I speak of all these things not to impress you, but to impress upon you I'm serious about this and want to make it in this industry. It feels great to be moving forward, although there are several decisions that need to be made. There were a few other posts of mine, and the lack of response shows I need to utilize the resources already provided here, and establish more creditability before asking for help.

Question...What did you do to determine your focus starting out? Did you start one direction with intention to go another or did you chose one and stay the course until it made sense to shift?

I've been reading the UBG (Ultimate Beginners Guide), listened to Show 11 Podcast, and researching on the forums. I'm having a difficult time determining which direction to go. My current plan is to meet with this contractor on Thursday to ensure it is a fit, determine a Hard Money lender to use for the first deal(s), determine criteria to look for and provide to investment focused realtors, and flip 2 to 3 houses by year end. From there that cash reserve will be reinvested into additional properties to buy and hold. Thought wholesaling would be a good place to start, but the fix and flip will be a good indicator of what the fix and hold will be. Also, I hate to wholesale a property that has so much profit in it for someone else to make!

My ultimate goal has always been to buy and hold, but my wife and I just bought a house that will be a rental someday, so we are in the capital rebuilding stage. In other words, starting out we will need OPM.

Happy Monday! Any suggestions for CPA/Accountant in Denver Metro for Real Estate investing? Looking to build my network with reputable, proven, partners.

I am at my full time job (which I love doing) dreaming of investing in real estate, and playing wholesaling scenerios in my head. I have worked all weekend, listening to Podcasts, writing ideas down, and researching properties to create a leads list to call. Also, I have been driving around neighborhoods with a different set of eyes, looking for vacant properties, for rent signs, and sidewalks not shoveled.

Ready to start closing deals!!

You make a very good point Jerry. I am a tactile learner that learns by doing and all the answers are here already. I have been reading and learning about investing for a while, but since joining BP it has ignited my passion and I want to get started somewhere. I trust the process and will line people, places, and things up to succeed. Thanks for the feedback...

All,

I would like to make a proposition to anyone in Denver Metro, the Front Range, or Colorado in general. I would trade cold calling to set appointments, investigate opportunities, identify sellers or buyers, or anyother activies in exchange for mentorship and knowledge. Give me a shot, you have nothing to lose and everything to gain including a friend.

I am a hard working sales professional hungry for knowledge.I know that to get out of life you need to give, and I have 15 years of Outside Sales experience selling to businesses, government, and door to door consumer with relentless followup that can sell. I operate with integrity (shouldnt need to say it if you have it, but this is a forum) and always ask for the sale. I still work full time, but I am willing to work nights, weekends, and lunch breaks. I am relatively new to Colorado and can use the exposure and knowlege.

I am new to BP as well and I love it. I have been listening to Podcasts, reading forums, and researching ideas I have found here. Thank you to Josh and Brandon for making this what it is! As I thought about what I can give back to this community after such a short amount of time, hopefully I can help someone grow their business and learn the ropes in the process.

Thanks everyone for the warm welcome! Where and when are the BP meet-ups in Denver metro? Is the Denver Bike Cafe a BP or something else?

Brian L, to answer your question I am still narrowing in on my criteria, but ideally it would be a multi-family with a little bit of renovation. Most likely because of cash-flow not being available till late 2014 early 2015 (just purchased a home in Oct) I will start with wholesaling.

Hello BP Investors!

My name is Bryan Higgins, I am new to Bigger Pockets, and in the beginning of my investing career. My main focus is residential buy and hold to rent properties out.

My entire life I have devoted myself to personal development and self improvement. When discovering Real Estate investing, it was like a giant lightbulb went off that lit up the path to financial freedom, and living! My wife and I currently work for others, and we would like to eventually work for ourselves running our properties, and growing our passive cash flow.

When discovering REI, I dove into as much as I could find from audiobooks, online webinars, and registered for a few seminars. Bigger Pockets seems to be the place to be, and I definitely appreciate that this is a free forum to learn and get educated. Everywhere I have gone leads to an expensive education to a monthly subscription fee.

Looking forward to learning as much as possible, and adding some value along the way.
