Zach, I second @Jimmy Woodard on using AirDNA. Another method may be looking at AirBnB, and looking for similar type listings in the area in comparison to your property. Mashvisor is a good source as well, and rather inexpensive compared to AirDNA.

Hi Kush, I own in Georgia as well, but unfortunately have not run into this problem. However, a mold inspection is relatively inexpensive in comparison to the larger problem that looms if the mold spreads (if present). I would choose and pay for your own trusted vendor, and be transparent about the results with the tenants.

If they decide to leave regardless, you may be able to pursue them in small claims court, or potentially just move on and find new tenants.

I believe this could work. However, you must be a meticulous bookkeeper, and be able to track in-and-out cash flow from your account. Otherwise, if you have a problem with a tenant or vendor, you may not be able to verify the documentation too well.
