Newbie from West Lafayette, Indiana
I am brand new to real estate. I don't even know what I don't know. But I'm intrigued by the BRRRR thing, and I've got a fantastic realtor who I really trust working with me, so there's that. I'm interested in properties in greater Lafayette, where I live, as well as Chicago, which is where I'm originally from.
By way of background, I'm an attorney, although for the past several years I've taught law classes for paralegal students full-time. For years, I've invested in the stock market, and I'm comfortable there ... so I guess it was time to step out of my comfort zone, and here I am.
I appreciate having a resource like this, and people to reach out to. (And I'm sure my realtor is thrilled that I have other people to ask questions of. No one's patience is infinite.)

Welcome Linda-
Congrats on making the leap into real estate. The best advice I can give is to gain knowledge. I would determine what type of investor you want to be. Passive vs. Active. How much time do you want to spend working on real estate?
If the BRRR strategy interest you, I would talk with your agent about your investing plan ( once you've gained more knowledge or course). David Green wrote a great book on the BRRR strategy, I recommend reading it.
Since you already have an ideas of where you would like to invest- take some time to really understand what’s going on in those areas. Is the population growing? Are jobs coming/leaving the area? Is income increasing/decreasing? You can find the information yourself or ask your agent.
Spend time really learning the strategy you want to pursue, establish your property criteria that aligns with your risk level and execute. Don’t rush to buy because the market is hot or for any other reason than you found a property that fits your criteria.
