Hello to the BiggerPockets community! I am a new member to the BP forums, and would like to introduce myself. My name is Hersh and I am currently looking into multi-family in the Indianapolis, IN area. I currently am in graduate school at Purdue University and am an active duty Cryptologic Warfare Officer.
I have been learning and had underwritten multiple deals to learn about commercial multi-family properties, and have had the opportunity to network with some syndication teams. I have learned a great deal about property and asset management, underwriting, and the general operations involved with syndications. In addition, I actively have been reading about real estate and listening to podcasts such as BiggerPockets, Rod Khleif, Michael Blank...
Due to the proximity to Purdue and an emerging, fast-growing market, Indianapolis seems to be a great market to invest in multifamily. I have reviewed population data and demographics, tax rates, average rental income, suburban neighborhoods, and other criteria in order to decide the market.
I am excited to work with other investors to either syndicate a multi-family deal in the greater Indianapolis deal, or find an owner-financed deal. I would love to connect and talk with anyone interested in establishing a potential relationship to acquire a deal.

Hey BP,
I am currently in Graduate School at Purdue, and have been focused on the greater Indianapolis Market. I am looking to try and get an owner-financed deal by searching for FSBO and other properties posted on the MLS. I skiptrace and directly contact the owner, but most of the time it warrants no response or negative feedback. In addition, DMM seems to be outdated and a rarely used method to acquire deals.
Any suggestions on how I can find these deals? Do commercial brokers usually have off-market deals that would be open to owner-financing? Thank you all for your time.

Hello All,
My name is Hersh Rai and I am a native from Merrimack, NH. I am currently an Active Duty Naval Officer pursuing my Master's Degree at Purdue University. Over the past 6 months, I have studied real estate methods and markets - specifically for long term buy and holds.
I would like to invest in Multifamily properties in the Greater Manchester Area, and would like to hear from you all about the best markets for rentals and tenant markets. Specifically, I really like anything along the I-93 corridor starting from Manchester towards Boston, but am open to learning about any NH market.
