How old are they? That is a bit of a red flag to me but it doesn’t necessarily mean they’d be bad tenants... the question is do you want to take the chance as pretty much their first creditor. If I were to take them on as tenants I’d make sure to check everything I could including a couple months of bank statements etc if possible

Bitcoin and Real Estate are two completely different asset classes. Real Estate is tested and proven over centuries to provide the opportunity for wealth with crashes once every few decades and Bitcoin is a unproven cryptocurrency that uses block chain technology. Will Bitcoin crash?  I don't know. Am I invested? Yes. But i haven't invested more than i'm willing to lose. I look at Bitcoin as betting at the black jack table & real estate is a real investment that i feel i can make calculated risks with.

I’ve found that the holiday time can be a good time to get people to do marketing because people are already being marketed constantly. Direct mail especially works during this time I feel because people are getting Christmas card etc from friend and potentially distant relatives that they may not be the most familiar with so the open rate on your mailer may increase. Just obviously make sure to add value and talk about how you can save them money. No one can resist saving money during the holiday time.

First I want to congratulate you and your wife on making the decision to move to so cal and even more so you for having a wife that is so supportive of you and your dream; That’s amazing! I don’t know much about work visas or the like but as a previous poster said I’d come to so cal on a working vacation and see if the market real estate wise is what you want and can make as much money in. Southern California is beautiful and I’m so grateful to have been born and raised here but the real estate market is tough compared to other parts of the country. If you do decide to come I’d definitely be willing to help in any way I could just let me know and again congratulations!

It’s not about how much you make but how much you keep. Keep your debts and spending to a minimum and gain as much knowledge as you can and plan it all out. Making a certain amount of money would help mitigate risk but being knowledgeable and having a solid action plan are just as important. If you can map it all out and it makes sense then you make enough money. You can do it! Good luck!
