Shiloh Lundahl intent and delivery play a huge part I’ve found when it comes to talking about success in any aspect of life, but even bigger is the mindset of the person you’re telling. At the end of the day it’s most on them and how they want to receive it. A lot of people have given up and excepted being average and will take any talk of success as bragging and talking down to them but there are some who are motivated by it. At the end of the day I’ve found when my intentions are right I don’t care how the person felt about the comment I made.

I would recommend squarespace. I have used Wordpress and although it does get the job done it is a bit harder to use. Square space is easy and intuitive and won’t leave you frustrated at the end of the day. The price is a little higher but still resonance especially for what you get.

Regardless of what you decide to do I believe the delivery and how you tell the granddaughter is going to be most important. She’s obviously going through a tough time and the last thing she needs to feel is like some landlord is trying to take her deceased grandfathers money. That being said I think @patricklinska said it best... I would hold the deposit and deduct the amount of the rent until the vacancy is filled. Really explain the situation to the granddaughter and why you’re doing it and why it makes sense and is fair. In the emotional state she’s in she may not have a rational response but no matter what stay level headed and show respect and everything will work out.

@Justin Stephens As long as you're forthcoming and let the potential tenants know it comes unfurnished and you were just showing the smaller rooms could be functional with properly arranged furniture, I see no problem. Having the pictures taken with the furniture for that reason was actually a great idea! Good Luck!

@Tim Porsche Unless applicants are super scarce, which they shouldn't be b/c like the potential tenant said it's a nice safe neighborhood, I would move on. The one year upfront rent sounds enticing however it's almost too good to be true. If you're going to consider this applicant seriously i'd have a face to face sit down interview and see how that turns out.. Good Luck with whatever you decide!
