When it comes to estimating repairs and square footage I see the property listed on sites at 2300sq ft but on the county site it's base BAS) sqft is about 1600 which is basically the living area I believe and not the garage and porch etc.. so which one should I use to estimate my repairs? I have heard a bit about the dealer tag when investing and it def scares me a bit. I wonder if I would be fine doing my first wholesale deal without being incorporated. I planned to incorporate after my first check from wholesaling. Is this okay?
