Hi,

The duplex I am eyeing on needs some rehab (flooring, kitchen remodel, bathroom remodel, etc...)

Considering its location and condition, it is a solid C class property. How would you renovate it? Where should I spend my reno money? 

1. LVP in the living room and all rooms or no? Is there a better alternative? It has two bedrooms and one bath. 

2. Backsplash in the kitchen or no? 

3. Formica in the kitchen?

4. Type of cabinets? 

5. Ceiling lights or no? 

6. Where do you typically source materials? I want to help my contractor to get them as cost effective as possible. 

Anything to keep in mind? Thank you so much for your help in advance. 

Thankfully, my tenants have been more than amazing (I know how rare this is, and I am not being sarcastic!).

However, my house not only attracted amazing quality tenants, but also rodents and other creatures, so pest infestations have been horrendous!

I am a newbie investor looking to buy under 20 unit apartments this year. After analyzing some deals, I am finding that many deals won't work with traditional bank financing, so I want to hear real stories of seller financing on an apartment investment. Do you have any success stories? Do you have any interesting stories to share with me on seller financing?

Congratulations! I agree with everyone else. Find the nearby apartments that are getting the desired rents. Look at the quality of finishes and amenities they provide. Then, try to match your reno with that standard. Btw, what city is it in? I am also looking to buy under 20 apartments. Hope this helps!

Hi, everyone!

We are hoping to buy a primary house in a nearby neighborhood this year. Our current house is getting too small for my family of seven. 

I have created a list of properties that meet my buy box from the neighborhood (about 20 in total), and I am wondering what my next step should be. 

Would direct mail marketing work well in this case? I am not going to make a cash offer...most likely I would be using VA loan to buy the house.

Should I try cold calling? I am not sure what would be the best approach in my case. Thank you so much!

Thank you everyone. Long story short, the property was operating illegally, and the seller was trying to sell it before she gets citation from the town. We met with zoning officers and a few other people from the town hall, and they all told us to RUUUNNNNN. We walked away from the deal, thanks to all your inputs. I've learned a lot from this experience, though! Moving onto the next deal.....
